Frequently asked questions

Here is how Manage My Build works for homeowners and builders on a home building project.

What is Manage My Build?

Manage My Build is a platform that puts a home building project in one shared place for the homeowner and the builder. The quote, the stages, progress updates, photos, payments, agreed changes and snags are all recorded in the same project record, so both sides can see where the build is and what has been agreed.

How do I know what I am paying is for the right stage?

Before you sign your contract and the project starts, the platform maps out every stage payment: which stage it belongs to, what work that stage covers and how much is due. These come from the builder's quote, so you can see them in advance. Any change to them goes through a variation that you approve. When a builder requests a payment you are sent the project name, the stage, the amount due, the builder's own reference and any note. You can check the request against the progress updates and photos for that stage. Once you are happy and have approved the stage, the payment for it is due under your agreement with your builder.

Does Manage My Build hold my money?

No. Manage My Build does not hold or move your money. You pay your builder directly as set out in your contract with them. The platform records what has been requested and what has been marked as paid so that both sides work from the same record. Payment request emails never include bank details. If you are ever unsure of payment details, phone your builder on a number you already trust before paying.

How do I know a builder is properly insured?

Builders upload their public liability and employers' liability certificates to their profile. Each certificate is read automatically to find the insurer, the policy number and the expiry date. The insured company name must match the company name on the builder's profile. For limited companies, the Companies House number is also checked against the official register. This confirms the documents match the company. Manage My Build does not contact the insurer, so you should still ask to see the current certificate before work starts.

What happens if the plans change during the build?

Any change to the agreed work is raised as a variation with its cost. You review it and approve or decline it in the platform. Approved variations are added to the payment schedule so the amounts due always match what has been agreed. There is also a record of what was agreed and when.

What do I get when the build is finished?

When the project is complete you get a completion pack that gathers the documents from the project in one place for you to keep. It includes the stage sign off record, the variation log and the certificates and paperwork your builder has uploaded, such as insurance and any warranties for fitted items.
